Here’s a look at some things that you’ll want to do to keep your properties in great shape and safe from anything that this often-unpredictable season decides to throw your way!

Check Drains and Gutters

Make sure all drains and gutters are prepared for any rain to come during the spring months. They should be fully cleared out twice per year in the spring and the fall.

Spring Clean

Spring cleaning means trimming overgrown trees and shrubs, and making sure there are no unwanted debris around the property. You can also wash the house siding and clean the exterior windows.

Check the Pipes

Spring is a good time to check the external pipes to make sure they are free from leaks and damage from the winter. Faucets should also be checked to ensure they are working properly.

Leave the Heat On

If your rental is unoccupied, be sure to leave the heat on. It might seem logical to turn it off if nobody is living there, but this could cause more serious issues like pipes freezing and bursting.

Consider the Insulation

Check the insulation to make sure it is adequate, as good insulation will reduce energy costs in the summers and winters. Check for drafts, and if there are gaps between windows or door frames make sure to caulk them.

Check the CO2 detectors

Make sure the CO2 detectors and fire alarms are working properly. This is a major step to ensure tenants safety. Tenants should also notify the landlord or property manager if the alarm is being faulty.

Plan for Emergencies

Keep a list of reliable contractors on hand in case of an emergency, especially during the colder months. Knowing who to call will take some of the steps away during an issue.

Prepare your Tenants

Make sure your tenants know what to look for regarding maintenance issues. Also, have them alert of pest infestations or issues with heating/cooling.
